A one story home plan is an easy choice for anyone who simply wants the ease or convenience of single story living. With no stairs to traverse, one story homes are ideal for families with young children, those with mobility impairments, and anyone planning to age-in-place. These homes are now available in exceptionally open floor plans and can fit into nearly any style, from Country ranch to Craftsman bungalow.
Two Story Home Plans
A major advantage for two story home designs is that they can pack more living square footage into a smaller footprint. If you need plenty of room for family or hobbies, two story home plans may be the best and most cost-effective option. Secondary bedrooms and recreation space are typically upstairs to preserve privacy and keep clutter away from the living areas downstairs, while the master suite can be upstairs or down depending on your preference.
Choosing a Design
How do you decide between one story and two story home plans? First, consider your lot and location. Does your Homeowners’ Association require one or the other? Is your lot large, small, or oddly-shaped? The answers to these questions may make this decision an easy one.
Cost-to-build is also important. Foundations and roofs are expensive, and a two story home may have less of each when compared to a similarly-sized one story home. In addition, do your research and find out whether a one or two story home will bring in a higher resale value in your market. They show the plan as it is drawn, where photographed homes my have been modified by the homeowner. Once you have narrowed your list down to a few choices, preview packages are a great way compare them and make a final decision.

Inside this house plan, cathedral ceilings draw the eye upward in the bedroom, great and dining rooms, while a tray ceiling crowns the master bedroom. With two walk-in closets, twin vanities and a separate tub and shower, the master suite is truly relaxing.

Two secondary bedrooms each have a private bath and dual closets. The screen porch on the rear is topped by a cathedral ceiling and the covered porch shades the great room and master bedroom.
