Conceptual Design #1426 is a modern reworking of The Cassady #1132. Multiple gables with timber-wood details and metal roof accents give this exterior an updated rustic appearance. This efficient floor plans is just over 1600 square feet.

An open floor plan adds a feeling of spaciousness to the design. The kitchen features a front facing window and nearby pantry. A coffered ceiling tops the great room and a fireplace and built-in shelves complete the space. The dining room is open with columns accenting the corners and a tray ceiling adding depth. Enjoy outdoor living via a screened porch with fireplace, an open porch, and a patio with spa.

The master suite offers private access to the rear screened porch. A short hallway leads to a luxury bath, walk-in closet, and linen closet. The spacious utility room offers extended counter space and a sink. An additional bedroom, study, and full bath round out the first floor.  The two-car garage features two over-sized storage closets as well as a front-facing storage bay.

    Have you considered making the space above the garage a full floor, this would allow for more windows and a gym or extra family room? this is one of the best main floor plan, but the addition of one big room for family time would make it perfict.

    I love the simplicity and charm of the exterior of this plan. I love the walk in pantry and laundry room. I would like to ad a third bath and make the 2 bedrooms larger with walk in closets….is that doable or do I need to find another plan?

    There is a lot to like about this plan. We were wondering what the windows are like in the back since we are looking for a view lot. The more and higher the windows on the back, the better. Since we are looking for a view lot we like how the living, dinning, and two bedrooms all have a view, plus the screened in porch. There is some good storage in the pantry and garage too. We echo the preferences of the others, though that a front coat closet and island would be worth the square footage if they could be arranged.

    I love the front view of the house. I would not buy it strictly because of where the kitchen is located. I personally would not want my kitchen to be the first thing guests see when they enter my house. I think it would be better suited for the kitchen to be where the dining area is currently positioned. That way you would have easy access to grill and entertain. That swap would increase the square footage of the kitchen too, and allow for possibly an island.

    This plan is shown as the “Anna” (in the June/July 2016 issue of One Story & Hillside Walkout Dream Homes magazine) as 1729 sf. Has this plan been finalized yet?

    I love the house. I would like to see this with cathedral ceilings, rather than coffered. I would also like to see it with a walk-out basement.

    Hi there! Love this plan, the great room and dining area are nice and large considering the small overall square footage. I think the columns in the dining room add some character to the home. And I like how it’s open concept right to the staircase. Personally, I would increase the square footage just a bit to add a closet to the front entrance. I’m wondering the measurements of the pantry, bathrooms, and bedroom closets. Also curious as to the width of your stairwells…are they a standard measurement in your plans?

      Hi Toni, since this design is still in the conceptual phase, I’m afraid I don’t have exact measurements for those spaces. In all of our plans, the stairwells are a standard width of 3’4″. I would estimate the pantry at around 3’0″ x 2’0″. The master bath would be at least 9’0″ x 9’0″ and the second bath around 5’0″ x 7’0″. I would guess about 6’0″ x 6’0″ for the master closet and 5’0″ x 5’0″ for the study closet. If this design is chosen for completion, we will be able to provide more exact dimensions.     Love this floor plan! Meets almost everything on my checklist. I would extend the master closet into the garage space to make it larger. Also, I would love to see an option for a free standing bar in the kitchen rather than the connected bar, but there may not be enough space without enlarging the floor plan. When will this plan be complete and available for purchase?
