Conceptual Design #1425 is a country farmhouse influenced by our popular house plan The Peppermill #1034. The exterior has simplified country charm with a gable roof and siding. A quintessential country porch is framed in columns and an arched entry while metal accents on the roof add character.

The floor plan is also simplified with a single dining room at the rear. A spacious utility room with sink and a walk-in pantry are welcomed additions. The kitchen is located at the heart of the first floor and opens to a two-story great room with fireplace and built-in shelves. Two additional bookshelves  frame the entry to the study and even more storage is found within. The master suite offers every amenity with a tray ceiling, dual closets, and a thoughtful bathroom layout. Outdoor entertaining is a breeze with a screened porch with fireplace, open porch, and patio. A two-car garage with storage and nearby powder room complete the first floor.

A balcony overlooks the great room below. Two large bedrooms enjoy walk-in closets and full baths. A third bedroom is a great guest room or hobby space and a bonus room awaits the homeowners needs.

    This is a lovely plan. The only change I would make is to the Study/Flex Room. I would want a door into the master bathroom from the study. I would want it to be part of the Master Bedroom Suite.

    We r looking for a farmhouse to build , like this one , would use the 3Rd bedroom upstairs as a large bath making the remaining BR a little bigger. I would buy it

    You are so close on a lot of these plans. just cant find the one that a family with two parents that work from home with teen age kids needs. Lots of people working from home these days. The master bath should be more like House Plan # W-GOO-1330. Kitchen a little bigger with island. Re-work space near 1/2 bath off kitchen so that there is a nice size e-space back there by pushing the bathroom into the garage storage. Add the third car garage or show it as an option. 2nd floor bedrooms need to be slightly bigger. Add a 3rd bathroom on the 2nd floor shared between bonus and 3rd bedroom so each room has direct access to a bathroom. It’s really hard to find a plan for two people that work from home, two work spaces, and each bedroom with private baths for teenagers. What you get is two work spaces (Office and e-space), two bedrooms with private baths for teens, and a guest bedroom with private bath. Home Plan # W-GOO-1237 is really close to this, but the master bath isn’t laid out as well and the 2nd floor laundry room should be another bathroom attached to the bedroom, and you wouldn’t want to see the mess in the e-space from the kitchen so maybe swap with pantry (?). Thanks!

    I really like this design and would be very interested in purchasing these plans when they are available. I would like to see the bedrooms and the kitchen bigger as well. Looks very good!

    I love the garage storage area, the pantry, and the screened porch! However, the bedrooms are too small, and so is the kitchen.
