Conceptual Plan 1309 is a European style, one-story home plan that provides living and play area space for kids that won’t interfere with family room activities when parents have guests. Both secondary bedrooms are away from the great room and master bedroom and positioned behind the garage to provide direct access to the bonus room. Walk-in closets are provided for all three bedrooms, plus the master bedroom has direct access to the screened porch. The private laundry room has been enlarged to include a sink and extra storage cabinets while an extra large closet and pantry can be found just inside the garage entry door. The oversized side entry garage includes a man door for outside access and additional storage space is also available inside.

    I love this plan! it balances elegance of the European design with the quaintness of a smaller footprint. Very “cottagie”. We have been looking for a plan like this for a couple years! Please let me know when the plans become a reality!

    I love so much about this plan! Just a beautiful home inside and out. The rooms are arranged for efficiency and comfort, and I am impressed with the storage available–I love all the walk-in closets, and the big pantry! Wonderful!
    Will it include stairs for a basement? This plan has combined elements I have liked in other plans and wished I could find all in one place. I would prefer the breakfast area to be slightly larger. I agree that the great room and kitchen could be a bit larger, but I do like the nice arrangement you’ve packed into 1730sf. This is about the size of a home we are looking to build. Is it possible to make the fireplace in the great room open up into the master bedroom?
    How soon will this plan be ready for purchase–will it be ready before the end of 2019?

    Loving this plan. Agreed on kitchen with more space, but like the fact it has only necessary footage. Is it possible to add a walk-out basement yet keep square footage on the smaller, practical side? Thinking for a golf course forever home residence- practical for kids/teens now, but even more practical to manage when kids are gone :-).

    Absolutely love the front elevation/exterior. Overall layout is great, really like the split Bdrm concept. I agree with the comments regarding enlarging the Kitchen & Great Rms. They both seem slightly to small to me.

    Would love to find more European style home plans that has around 4,000 square foot of heated space with front loaded double two bay Garages and covered front and back porch that are of a good size, as well as a back court yard. And also looking for all Bedrooms to be upstairs and all Bedrooms to have their own Bathrooms. Also would love to find a plan with a upstairs Laundry Room and like to find a plan with a the other rooms on the first floor that would like to see in a plan would be Living Room, Family Room, Dinner Room , Breakfast Room, Kitchen with walk in Pantry and Island. I also like fireplaces in the Living Room and Family Room, also covered front porch. And a Sunroom somewhere on the back of the house off the Dinning Room. I will be building my house on a narrow lot and would like to build this kind of house on this lot if I could find the right plan can you help me with this search. Please help if you can. Thanks!

    Kitchen size–the master bath is bigger than the kitchen. I suspect that most people do not spend as much time in the bathroom as in the kitchen. LOL
    But I still love the plan and the exterior. This is a variation of some of your other plans, I believe. For example, the Runnymeade and the Foxglove.
    Beautiful design.

    I love the exterior of this house. It could be perfect with a larger kitchen with island. I like the screened porch with fireplace.

    This is a beautiful house, but I personally feel that there needs to be more room in the kitchen and great room. Every kitchen functions better with an island, and a good sized pantry is a must. I have another pantry closet in the laundry room which is great for storing less frequently used entertaining pieces. Again, I feel it is a must in every well designed home.
