This urban farmhouse creates an eye-catching composition with a combination of vertical and horizontal siding and an arched portico with large double doors and a Palladian window above to bring natural light to the foyer. An open floor plan seamlessly blends the great room, dining room, and island kitchen. Conceptual Design #1344 is an adaptation of the hillside walkout Genova Plan #1191. Redesigned for level lots, a second floor has been added to incorporate two bedrooms and an oversized bonus space. The second floor balcony is open to the great room and foyer, and each upstairs bedroom has a walk-in closet and adjacent full bath. On the main floor, the kitchen is open to a single dining space, and a large walk-in pantry has been added. Both the utility room and garage have personnel doors for outside access, and the screen porch has added skylights to bring in extra light.

    I love the basic elements of this plan. I would change placement of Laundry room and bathroom by the study. I want the laundry room closer to where the laundry is generated so you don’t carry things back and forth across the house.

      Exactly. I don’t understand why they still design houses with the laundry room near the kitchen. A mud room by the kitchen is fine, but the laundry room should be separate and should be back near the bedrooms. And if the master bedroom is downstairs and secondary bedrooms are upstairs, then there should be a stack unit in one of those areas and a full laundry and the other. The only exception would be if there is a back staircase that comes down near the laundry area for the upstairs bedrooms. I don’t want to lug laundry through my formal areas and especially through my kitchen.

    Really love this design and the addition of the 2nd floor. The stone on the front is beautiful. What is the depth of the plan?

    I love the rocky appearance of the front. We are looking for houses in the Wildland Urban interface and there are strict codes about siding. It must be Hardy plank or similar non- combustible, so use of stone, brick siding is very helpful. Plus looks nice in a Mtn. Setting . Think …”Ahwahnee”

      Hi Beth, the great thing about stock plans is that you get to pick all of the products that are used. So even if the rendering doesn’t show the material that you need, you can always make changes to fit your preferences or your communities requirements.

    Using the CP-1368, I extended the dining room out 8 ft., making the kitchen span the great room (i.e. CP-1329). Then replaced the elevator with stairs up from foyer and down from utility room (which allows a separate entrance for a basement apartment for older kids). Switched grill with fireplace (pizza oven) to form summer kitchen in the screen porch. Extended Utility room toward garage by 2 feet to allow 11′ wide floor to ceiling pantry cabinets.
    These minor changes allowed second floor: One bedroom over dining room (14×13); Gathering room over the kitchen, over looking the Great room; and One bedroom (13×12) cantilevered over the utility room forming a covered porch.
    Optional 3rd bedroom over half the garage in bonus room area.
    Alternate placement of stairs on the great room/study wall would allow elevator/or/pantry to remain .

    Widen the master and put three windows off rear by moving staircase to area by pantry. Good job on adding pantry! Put third garage bay along side of screen porch while moving fireplace to right side of screen porch. In this way you create space on second story to accomplish both bedrooms on that side of the house. Bedroom over master is often to be avoided. I also think both bedrooms looking out rear of home and second added with lots of windows would be preferred.. Also makes rear elevation very appealing. Jack n Jill bath with each having own toilet and sink with shower between for upstairs bedrooms. Very functional and great for rear view on a lake or golf course. Moving stair case may preclude lower level….
