Conceptual Design 1557 is a one-story version of The Vandenberg house plan 746-D, with a smaller floor plan. The exterior showcases rustic style with a mix of cedar shakes and stone that complement the siding. Wooden brackets adorn the gables and columns accent the front porch.

The foyer opens to a spacious great room topped with a cathedral ceiling. A fireplace creates a centerpiece for the room and double doors lead to a rear porch with an array of skylights. The kitchen features a center island and an adjoining walk-in pantry. A dining room is just steps away for casual and formal gatherings alike. The two-car garage enters the home through a mud room and a drop zone is available with a built-in bench and cubbies. An adjacent utility room has built-in cabinetry and a window to bring in natural light.

A private bedroom with a full bathroom and linen closet is great for a guest suite or a teenager's room. The study/bedroom is topped with a cathedral ceiling and has a large front-facing window. A full bathroom is close by. The master suite is accessed through double doors. An elegant tray ceiling sits above, and a large window welcomes the view. The master bathroom features a double sink vanity, freestanding bathtub, walk-in shower and a skylight.

Optional square footage can be found upstairs with an oversized bonus room and a full bathroom.

      Master shower should be where the tub is. The tub is all show not real life for most of my clients. Loose the tub space and make it part of the vanity with 24 or 33 “ tall x 24 deep linen cabinets. Add space to the toilet room

      Entering from the garage and NOT having to walk through the kitchen to get anywhere in the house would be preferred for me. Rearranging the pantry and kitchen layout could yield a better work area. My kitchen is an "L" with the short leg being a small Butler's pantry area hidden from public view that contains the refrig, a pull out shelves pantry, storage, microwave and toaster oven and food prep area with countertop and above counter cabinets and below countertop storage drawers. I prefer the refrig and having a prep area hidden from view.

      I've spent lots of time assessing the feasibility of modifying the 1998 746 D MR Plan into a single floor home with three bedrooms and bathrooms. I think I am there. Plan 1557 offers a very similar layout, and general footprint with the exception that I would not recommend the optional Bonus Room and it's stairs. The stairs space could be used to replace the current Pantry. Basically the Pantry takes away a key front view window that could be used to compliment the Foyer's overall presentation of the home's interior as well as increasing the front view. (That's one of our goals) Others could use the unused stairs space to increase the overall width of the kitchen or the adjoining bedroom's width and depth by relocating the storage Closet. One last comment, why limit the design to a Rustic exterior, a modern look could easily attract younger Mountain, Lake/Ocean Front customers.

      I really like the scale of this house. I need a plan with two good sized bedrooms for two adults that is under 2k square feet, with a basement. Is the vanity long enough to put a makeup vanity between the two sinks?

        Thank you for the feedback, Mandy! Since this is just a conceptual drawing, I do not have exact measurements for the vanity. However, the measurements would be comparable to The Vandenberg Plan 746-D. The vanity in The Vandenberg is 2'0" x 6'0" with only 1'4" between the sinks. I don't believe there would be space for a makeup vanity between the sinks without a modification.
