Conceptual house plan 1529 is a modern two-story design with a second floor master bedroom!

Conceptual Design 1529 is a redesign of The Rawling house plan 1448. This two-story design features a modern farmhouse exterior with board-and-batten siding, metal roof accents, and decorative wooden elements adorning the gables and front porch columns.

Double doors open into the foyer and a vestibule with coat closet and powder room is available for guests. The great room is cozy with a coffered ceiling and a fireplace. A second set of double doors extends living to a rear porch with skylights. The kitchen centers around an island with space for bar stools and a dining room is nearby for family meals. The bedroom/study makes a second master suite, guest suite or office. A walk-in closet and private bathroom with walk-in shower complete this suite. The garage provides abundant storage and enters the home through a mud room with a coat closet and cubbies with a built-in seat. Down the hallway is an additional storage closet.

The master bedroom is upstairs and includes a massive walk-in closet with a skylight and built-in shelves and an opulent master bathroom with a dual sink vanity, oversized walk-in shower, and a freestanding bathtub. Multiple storage closets are found in the hallway and the laundry room is upstairs with the primary bedrooms to simplify laundry duty. Two additional bedrooms are upstairs and each has a walk-in closet. A short hallway with a skylight leads to a shared bathroom with a double sink vanity. An optional bonus room and bathroom provide additional square footage that can be utilized right away or in a future expansion.

      I really like the efficiency of this plan and like that there is one large dining space (although I agree that the dining is too far from kitchen). We are beginning to consider building in the next few years and we are most drawn to the second floor master with upper laundry room (and guest space on main) although ideally looking for 5 bedrooms. There are a few tweaks that I would make 1. Switch downstairs storage closet and pantry so that pantry is closer to kitchen. I'd potentially make downstairs bedroom (and its closet) slightly smaller in that shuffle as it would primarily used for guests. Maybe make the closet a reach-in near bathroom and use space gained from the walk-in closet for the pantry. Additionally, I would consider additional features in mudroom (in addition to bench, maybe a small mail sorting counter/ charging station) or adding a pocket office if pantry is relocated. 2. Make the 2 secondary bedrooms upstairs a jack-and-jill by switching the location of the WIC closet (for the 12x13 side room) and the tub/ bath portion of hall bath. Omit the linen closet that is adjacent to that WIC for added room in the bathroom (And for fewer doors in that hall, for that matter, I would combine the storage/ linen closet between the secondary bedroom and master. 3. In the optional bonus, make room for larger closet (potentially from gained sink space behind bathroom where the other bath was converted to a Jack-and-Jill). This large room could make a great shared bedroom with larger closet space. And the additional storage would be great if it was used as a bonus/ playroom as well. 4. I would love the option for some simpler upgrades for a screen porch (fireplace is a bonus), double ovens in kitchen, sink in the laundry, some wall space ample enough to fit a small piano (maybe if dining was a little less open or refigured somehow to be slightly closer to kitchen), and walk-out basement.
