The Zander house plan 1478 is Now Available!

This traditional home makes a grand impression with accents of stone, metal, and vertical siding. The foyer opens directly to the dining room and the stunning kitchen island is within sight. A fireplace and coffered ceiling create a cozy environment for the great room and a rear porch and a screened porch with a fireplace take living outdoors. The master suite is a true retreat with an opulent bathroom and a walk-in closet divided for couples or seasonally. The bedroom/study enjoys an adjacent bathroom and the utility room is nearby. Upstairs, two bedrooms have walk-in closets and share a full bathroom. A bonus room is available for entertainment or a future expansion.

Conceptual house plan 1478 is an updated version of Design 979, The Luxembourg. The vertical siding exterior is accented with stone and the gable peaks have board and batten detail. A metal roof covers the front porch and shutters boost the curb-appeal of this design.

A curved staircase is just inside the foyer entry, accompanied by a coat closet and powder room. Columns and beams distinguish the dining room which is open to a stunning gourmet kitchen with an over-sized island. The great room enjoys a coffered ceiling, fireplace, and built-in shelves and opens to a rear porch and screened porch with fireplace for year-round entertainment.

The master suite is flooded with light and gains vertical space with a tray ceiling. The master bathroom offers two vanities, a private toilet room, and an open (door-less) walk-in shower. The closet is divided for two wardrobes and features built-in drawers.

The two-car garage offers extra storage and just inside the service entry is a pantry, a large utility room, and a coat closet. The bedroom/study makes the perfect home office or guest suite and has a walk-in closet and adjacent bathroom.

    Could upper bathroom be moved to where linen is creating a small sitting where bathroom was. Then cathedral great room. Was also wondering if sq ft on upper floor is accurate does not seem like 1600 without bonus room

      Hi Calvin, thank you for your feedback on this conceptual design! The square footage on the second floor is 580. The “1” that you are see in front is actually a line on the “upper level” box.

    I like this plan but would like to know if you can add 2 bedrooms upstairs, change the bedroom on the main level to a mud room, add a pantry into the garage off the kitchen, change the dining room into stairs going down stairs, do a partial walkout in the basement with the walkout being below the master bedroom. Extend the kitchen into the screened in porch allowing that to be the eat in area. Take the half bath on the main entrance and turn it into a walkin closet. Take the fullbathroom on main level and turn it into a half bath with access outside.

        To be honest I’m not crazy about the Luxembourg. I would have to make a lot more changes. This one I really like. I like that it is not such a large house because we live in Canada I find that most plans are a lot more expensive to build here then in the states. Hence smaller is better for our budget. It would be good to know which features are more expensive then others. For example, I know I would like 9 ft ceilings on basement, 10 on main level and 9 on top level except where the roof line comes into play. On this plan I was thinking it might be better to do a floor on the other half upstairs even if we don’t outfit it with bells and whistles since with 10 ft ceilings throughout on main floor it should be very easy to add a floor upstairs at minimum cost and use the space as potential living space in 6 years when out kids are teenagers.
        After looking at plans for the past year this is the first plan that might be able to accommodate our budget. We have 6 members in our family. Mudroom, pantry, eapance are all very important to us, as well as ample access to the backyard on both levels, and a bathroom in the house that you can easily access from outside. This is mainly so that the kids are not walking through my whole house to use the facities.
        I spoke to your firm over the phone. We are currently fooling around with some changes we would like to make… we are getting pretty close. Hopefully once we submit changes you can still give us imput to make sure our changes make sense in paper.

    Is there anyway to make the great room 2 story or cathedral? Also, I see this was posted back in September does it have a name yet?

      Hi Becky, it looks like there probably would be space if you wanted to have a cathedral ceiling over the great room. We have not selected this design for completion so it hasn’t been given a name.
