    Keep any bay windows as square not half octagon's ( typical bay shape) this seems more dated. Keep islands large to fit four bar stools and each end has either wine or cook book storage. The pantry can make or break a house for me. I like a long walk in pantry with bottom cabinets for storage where you can hide your coffee pot with a small bar sink. I like the ones that are hidden behind a cabinet door and look like part of the kitchen cabinets. I love the bonus rooms that go over the Great room downstairs vs over the garage and you have a covered porch off of it over the cover porch below. This gives a nice look to the the back of the house. You can do this and stay under 2500 square ft. We are looking for a house plan for a retirement build. It has been impossible to find exactly what I want. I like a laundry room with a exterior door / porch with a cover. This allows you to use the laundry room when doing yard work for clean-up. I wish designers would do a retirement plan. The Square ft in the main living areas with entertainment serving areas. The guest bedrooms smaller since they are used just a few times a year with a jack and jill bath with the tub and toilet separate from the vanity. Make sure to put a linen closet in the Master bath. I would like a small desk added to the entry from the garage for bill paying. I like the cleaner lines in the trim work nice wide base moldings and cove crown moldings. keep any ceiling treatment not busy.. I like a tray or beams but do like a tray with wide shiplap.

  Really like that the core of the house is open and has natural light coming in from many directions. Like the combination and openess of great room, kitchen, and dining - one dining area is perfect and this one is large enough to truly handle a long table with chairs pulled out. I would like an over-sized angled island with counter seating, as opposed to the peninsula which, to me, breaks up the openess and flow to GRm. If GR is coffered, I would like the ceiling height to be at least 11-12 feet. I would like the plan to have a little more storage... walk-in pantry and larger master closet space, especially. The laundry space is large, but I think it would better serve on the other side of the house where all the bedrooms are. I would use the space of the hallway guest bath for the laundry and make it accessible from the master bath/closet, if possible. The guest room with ensuite would remain and the other 2 bdrms could be redrawn, I think, to incorporate a jacknjill bath between the 2 of them (prob with a small addition to space??). Since we only need a 3 bedroom home, there is adequate space to add that shared bath. The important point would be to have the LndryRm near the BRs. This change would free up that larger space at the other end of the home for a walk-in butler pantry/prep area, mudroom/drop zone, and small powder room in the corner...more storage and something that is seen in larger floor plans. I would like to be notified when this floor plan is available.

  Hi...I like this plan too. I like the peninsula idea for the kitchen rather than an island. I like that the dining is part of the kitchen and you aren't trapesing through the house. I would rather see a laundry over by the bedrooms - maybe one less bedroom and more storage/closet space, a butler pantry where the utility is and perhaps instead of access to the extra space a half bath. I would also suggest in the master bath a walk in shower area with a tub also in the enclosure if that makes sense.

  There are a few things I would like to change on this plan, but not many of them major (larger closets, entry to master closet from bedroom, not bath -humidity is bad for fabric, large and long angled peninsula counter instead of island in kitchen, vault instead of coffered ceiling in living room, slight stretch of living room to accommodate kitchen peninsula seating area, ceiling heights in bedrooms, shape of dining room). When will it be available for purchase? Please say soon!

  This comment could apply to any one of your one story homes. With aging population, there are more needs for folks that are wheelchair bound. Wider doorways, no step entries, roll in shower in master, one side of master vanity with sink that wheelchair can roll under, bar/island at table height so wheelchair can fit under, etc. We love your designs, except we need a selection with these items included.

  My main concern with this house is the location of the utility room. Place utility so that it opens into either the the master bath or the master closet (include an ironing board). Separate vanities in master bath and add a linen closet. Walk in or walk thru shower with clawfoot tub next to or in front of the shower. If I build this plan, I would make the current utility a drop zone and a place for a secondary refrigerator and freezer. Then move the garage to the side and enter the home thru the new drop zone. I would also extend the front porch to wrap around to the kitchen/pantry/drop zone area. How cute would that be!!!! Hmmmm This could be THE ONE! When will it be ready?

  I love this plan. The porches are very important since we live in Florida. I love the kitchen open to the great room. My husband and I have two closets in our bedroom now and this is a wonderful feature for this floor plan. It is also a narrow design being 63 feet. This plan will help us narrow down which plan to build since we are looking at 3 plans and trying to decide which one to build. Great job!

  I like the plan updates, as well. The separate kitchen and dining room is nice. I like the addition of the extra bedroom and bath. Since closet space is always tight these days, wouldn't it make sense to pull the front bedroom forward a bit and let both bedrooms have wider closets? Bonus rooms are always situated over the garage, which is nice, but isn't there room over the utility and mudrooms that can be used for extra space, as well? Love DAG designs. Keep up the good work!

  LOVE LOVE LOVE this house! The Marley has been on my list for years, but this kitchen layout is much better!!! (I wasn't happy with the doorway opening right into the island). Not sure if I'll ever get the chance to build a DAG house, but I sure do have fun thinking about it. Keep up the good work!

  I really like this plan. I love the living areas - the omission of a dining room is great! The things that would keep me from building this house are: no walk in pantry and the master bathroom. The closets should be flipped with the bathroom. The toilet shower area just doest work. I would also need a 3 car garage. That's an easy adjustment.

  Really like that you moved the cooktop off the island. This is a change I always thought should be made. Plus, adding another foot to the kitchen and making the single dining area more full-sized was a great choice. Add to that the enlarging of the laundry room, and this plan has been made a lot more livable, IMO.
