House Plan on the Drawing Board 1475 is a two-story design with a narrow footprint and two exterior elevation options!

We couldn’t decide on a front elevation for Conceptual Design 1475 so we created two options! Let us know which one you prefer in the comments.

Conceptual design 1475 is a two story design with two front elevation options. The first is a Craftsman style with stone, cedar shakes and siding. The second exterior option is an Urban Farmhouse style with a mix of vertical and horizontal siding. With either option, enjoy a front porch and metal accent roof. With a front entry garage and a narrow layout, this home is ideal for a narrow lot.

The two-story foyer offers display niches and a coat closet to the opposite side of the stairs. A bedroom/study and full bathroom are available for a guest suite or home office. The great room is cozy with a coffered ceiling and fireplace and built-in cabinets offer convenient storage. A pass-through bar separates the kitchen while maintaining openness. A spacious dining room and screened porch make entertaining easy.

The garage features built-in storage and a work area for outdoor projects. A drop-zone is available for leaving bags and shoes while coats can be hung in the nearby closet. Additional storage and a pantry are just steps away. The over-sized utility room enjoys a laundry sink and abundant cabinetry. The master suite is designed for couples, with a double sink vanity, separate shower and bathtub, and a spacious walk-in closet.

Upstairs, one large bedroom enjoys a private bathroom and walk-in closet. Two additional bedrooms share a bathroom with two sinks. Multiple closets are positioned for convenient storage and a massive bonus room is perfect for a hobby/media space.

    I would like to see the sink and dishwasher under the window, next to the stove. Then it makes for a better work zone between the sink, stove, and refrigerator….and avoids traffic between the hallway and dining room (picture fidgety kids moving back and forth to hallway. Also the counter (now without the sink) can be used for appetizers, bar, and buffet.

    Wish there was an optional walkout/balcony from kitchen, lining up with dining back wall, extending to edge of master bedroom, with space for bbq and outdoor entertaining. Also would want a wider living room, and that would make it possible to accommodate a central island in kitchen. At entrance, would want space for seating, to make it easier to put on and remove boots in snowy climate (instead of niches). Otherwise, love it.
