This modest design is anything but ordinary with eye-catching details, including a mixed exterior of siding, shakes and stone, arched upper windows, and decorative gable brackets. The interior flows nicely with open living in the great room, kitchen, and dining room. The bedrooms are spaced for privacy and each has a full bathroom. Outdoor living is enhanced with a skylight-topped screened porch. Extra storage is available in the garage and above, a bonus room offers additional square footage.

Conceptual Design #1421 is an updated version of The Larkspur house plan #715. The exterior is renewed and modernized with arch-top windows, rustic wooden brackets, and multiple arches over the front porch.

A single coat closet in the foyer leaves space for double doors to access the study/bedroom. An optional door from the study/bedroom leads to the kitchen and nearby bathroom. An open great room with a cathedral ceiling features a fireplace flanked by built-in bookcases. The rear screened porch wraps around, allowing access from the great room and master suite. A tray ceiling tops the master bedroom and the new bathroom layout allows more space in the walk-in closet.

The kitchen has a designated pantry closet and the dining room has been enlarged to accommodate a larger gathering for meals.  A secondary bedroom features a private bathroom and walk-in closet.

The utility room offers additional counter space and the two-car garage features a storage closet, shelving, and side porch access. Add a home theater or game room in the bonus room above.

    I would love it if the master would be expanded back in line with the porch, to make it a huge master which allow sitting and office area in the Master. In addition to other comments I have already provided.

    Add a sitting room / small office off Master. Expand garage to be able to expand utility room for storage and sink. Instead of closest at garage entry, have have half cabinet with hooks above.

    I like the updates, especially the pantry in the kitchen, but after having lived in our Larkspur for two years, I couldn’t bear to give up my two screened back porches and rocking chair front porch. I think the Larkspur is timeless.

    I really like the floor plan on #1421 but the exterior design seems
    a little plain. At least it is on the Larkspur. Is there anyway to
    make the exterior more appealing?

    Hello, I have been looking at the Larkspur. It is a nice plan, but after reading the description, this one seems to offer some updates. Is there an interior sketch?
