The Blarney – Home Plan 1424

Conceptual Design #1424 is a smaller version of our popular Farmhouse designs, The Arbordale #452 and The Hickory Ridge #916. Cedar shakes, stone, and timber accents give this home plan a rustic appearance. The front porch with arched entry, framed in tapered square columns is classic and the twin gables with single center dormer provide a simplified exterior.

Inside, an art niche is flanked by bookshelves and the foyer showcases a curved staircase. The study features additional bookshelves and a powder room and linen closet are just steps away. Find additional storage under the stairs. The symmetrical master suite offers spacious relaxation, dual closets and vanities, and a central bathtub.

The two-story great room features a fireplace and built-in shelves and the open floor plan flows into the single dining room and island kitchen. A butler’s pantry and walk-in storage pantry are convenient to the kitchen and each can be accessed from the three-car garage. Rear porches, including a screened porch with fireplace, provide enjoyable outdoor living. A spacious family studio completes the first floor, perfect for laundry and household projects.

Upstairs, two bedrooms each enjoy walk-in closets and full baths. The third bedroom would be ideal for a media room, craft room or gym. The bonus room provides additional storage and is available for future expansion.

    We too are excitedly starting this house within the next month! We have made several changes to the origional plan to suit our family, ex. 4 car garage, 10 ft kitchen island, removed screened porch, walkout basement, expanded panty, removed second entrance from garage and removed butler’s pantry, extended the mud room, 7ft ft Custom Master Shower, extended one upstairs bedroom for a Jr Suite, walkin closets for all bedrooms. Would love to talk to others who have already started this plan.

      Oh, we also added double front entry doors, stained wooden beams in the great room. We extended the garage and thereby extended the kitchen by enclosing the deck and making it a part of the dining area. That also allowed for us to extended the upstairs bedroom to make it a second suite with a huge bathroom and Walk in closet.

            Sally, It has been a very fridgid winter here in Indiana and construction was haulted for so long due to not being able to get the basement poured. Now, today, is the first of the lumber being started for construction. We saw the first of the walk-out basement walls being added. a long way to go but exciting!

        Echo, I wanted to ask about your original plan and thoughts on one area of the kitchen. Standing at the sink looking into the Great Room there is that one long cabinet the length of the island on the other side of the stools. Was that meant to be an additional set of cabinets with/out a 2nd sink? Or bar area? Can you let me know? Thanks so much!

          Hi Patty, This kitchen design has the island in the center and then another set of cabinets with a prep-sink and space for bar stools on the other side. You could also design this as a bar if you would like.

            Belinda, Congratulations on your beginnings! As I stated above, this winter has been harsh here in Indiana and has therefore delayed us a bit. However, even as early as this week we should see the walls, floors and main structure being constructed.

      Hi Patty! I love the ideas you shared here! Would it be possible to see any photos of your progress and/or reach out to you directly about some of the changes you made? Did you include a full walk-out basement? We’re considering moving forward with this floor plan, but I’d love to see some actual pictures, if possible.

        Hi Jane, My 14 yr old daughter is thrilled about her Junior Suite. It just took kicking out the kitchen nook (which extended the entire kitchen), then allowed us to extend the bedroom above. We added a giant walk-in closet by taking some of the bonus room space. We added a larger bathroom to the suite including a 5 ft tiled shower, longer vanity. We reconfigured the plans and gave each bedroom upstairs larger walk-in closets. We did remove the bathroom across from the balcony, then adding the additional bathroom to the junior suite.       Julie, Echo is correct, we added a ton of space to the kitchen; adding a 10′ island and additional cabinets, by kicking out the nook and removing some of the decking. Then extended the bedroom above as well. We personally wanted more space in the pantry, thereby removing the door entrance from the garage (some really love this feature though), I wanted space more than 2 doors. We also completely reconfigured the Mud and Laundry Rooms, providing more equal space to the Mud Room.

    This is a great plan! Could the plan be modified so that there is a flex room on the second floor over the ‘great room’. We would much prefer the extra space as long as the first floor ceiling heights are high enough.

    Also, four other things on our (probably impossible) wish list would be a walk out porch on the second floor from the new “flex room”, windows in the bonus room facing the back, a third floor flex room and a full bathroom off the study so it could also serve as a guest room .

    Hi,
    We really like this floor plan.
    Could the great room ceiling be coffered? I like the craftsman appearance on the front porch. We are building on a coastal marsh lot, is there any chance to modify the exterior accents to look a little more coastal and not so rustic? I am grateful for the single dinning area. This feature is so hard to find. The laundry family studio is a bit large but this house offers everything we want and I am sure the space will be utilized. We would like a living room that is a 21×21 but with the open concept think it will feel like it. Does the great room size include the space for the fire place and built-ins? Also, we are looking for a large master shower and it is hard to tell in this plan the size.
    I love the foyer and the curved stair case. If I had my way I would take some space from the family studio and study and add it to the living.
    The sky light on the back porch are great. We love windows and lots of natural light!

    This is also a new favorite for me! The floor plan has all the features we would like to have and is approximately the right size. One question-I have my heart pretty set on a big front porch and wondered if it could be modified to wrap back towards the house instead of just across the entry. With that-it would be perfect! 🙂

    love the master bathroom with the tub placement. the placement of the closets in the bedrooms upstairs is great! I LOVE the butlers pantry in the kitchen ,and the half bath off the study downstairs.
