One Story vs Two Story Homes

Choosing the right home plan can be difficult. Even narrowing your search down to just one story or two story home designs is a big decision! Which type is ideal for your lifestyle? There are pros and cons to both one story and two story homes – here are some you should consider before you buy.

One Story Living
The Walnut Creek - Home Plan 1134: One Story vs. Two Story Homes

The Walnut Creek, One Story House Plan #1134

A one story home plan is an easy choice for anyone who simply wants the ease or convenience of single story living. With no stairs to traverse, one story homes are ideal for families with young children, those with mobility impairments, and anyone planning to age-in-place. These homes are now available in exceptionally open floor plans and can fit into nearly any style, from Country ranch to Craftsman bungalow.

Two Story Home Plans
The Hyde Park - House Plan 816: One Story vs. Two Story Homes

The Hyde Park, Two Story House Plan #816

A major advantage for two story home designs is that they can pack more living square footage into a smaller footprint. If you need plenty of room for family or hobbies, two story home plans may be the best and most cost-effective option. Secondary bedrooms and recreation space are typically upstairs to preserve privacy and keep clutter away from the living areas downstairs, while the master suite can be upstairs or down depending on your preference.

Choosing a Design

How do you decide between one story and two story home plans? First, consider your lot and location. Does your Homeowners’ Association require one or the other? Is your lot large, small, or oddly-shaped? The answers to these questions may make this decision an easy one.

Cost-to-build is also important. Foundations and roofs are expensive, and a two story home may have less of each when compared to a similarly-sized one story home. In addition, do your research and find out whether a one or two story home will bring in a higher resale value in your market. Ultimately, when it comes to building your dream home, you may want to take on the extra expense to get exactly what you want. Think about the types of home exteriors you are drawn to, and what layouts really feel like home.

Buying a House Floor Plan Online

Buying a House Floor Plan Online

Buying a house floor plan online offers quite a few benefits. Shopping online gives you the ability to browse through thousands of sizes and styles and gives you the option of making customizations to personalize your ideal home floor plan. This method costs much less when compared to hiring a designer to create a custom plan for your house.  Buying a house plan online is quick and easy, allowing you to start the building process faster.

These days there are many websites offering single story home plans and small home plans with thousands of plans to choose from. This could make the process of choosing the right home floor plan a bit overwhelming, so be sure to shop at a respected and professional designer website and keep the following tips in mind:

List the Requirements of Your Dream Home

Make a List: Buying a House Floor Plan OnlineBefore actually beginning your search for a new home floor plan, assess your personal needs in a home. There are a wide range of factors to consider when choosing your home floor plan, such as the number of rooms, overall floor space, number of bathrooms and bedrooms etc. By first listing the requirements of your dream home, you can help to narrow down your search and find the home design that is specifically tailored to your personal lifestyle needs.

Evaluate a House Plan Website

There are a lot of online plan services that offer house designs. In order to keep your search focused, try a couple of these sites in order to best determine which one would work for your personal lifestyle needs. Begin by making an assessment of the usability of the site’s interface. Can you narrow down your search by specific criteria? Is it easy to find answers to your questions? Is there an option to save your search criteria or your favorite house plans without too much effort?

Most websites sell both AutoCAD drawings and reproducible plans that can easily be changed to meet your needs. They may also offer customization and modification services. Are the customizations being completed by their designers in-house, or are they being outsourced to 3rd party designers? The prices for all these services and plans should be presented clearly.

Before settling on any one home plan website, consider the additional features that are offered. Extra customer service options like one-on-one help, technical support, building resources, etc., can be vital to completing your new home. While often overlooked, these simple considerations may save you time and hassle in your search for a new home plan.

Browse for a House Plan

After determining which website you like, you can begin the search for your house plan. When you start your search, several different styles and plans are sure to catch your eye. Save your favorites to allow future comparisons and determine if your tastes are changing as your search continues over time. When you narrow your search to a final list, take some time to visualize how a plan would look when it is built. Does this home fit your personal and lifestyle needs? One way to better visualize a house plan is to measure out the dimensions of your existing home, and compare them to your new home plan. Make sure your new home plan has additional space where you want it, or that it can be easily modified if some simple changes are needed to perfect your home plan.

Assessing Your Situation

Before you begin browsing the hundreds of different styles of home floor plans, it is important to first take the time to carefully plan out both your needs and limitations to make sure you choose the style that provides the best fit to your home needs. When looking at new home designs, think of the characteristics of homes you have lived in throughout your life. What features did you like? What did you dislike? How much living space do you need? Establishing a list of features to look for with your new home can help you to better select one that is suitable for you and your family.

Beyond the features, it is crucial that you take note of any restrictions of limitations you may have in place when choosing your home design. If there are any space limitations on the lot you plan to build on? What is your planned budget for your new home? Your answers to these questions can help you when it comes to selecting your home floor plans.

Choosing a Floor Plan Style that is Right for You

After you have carefully assessed your needs and restrictions, you can then begin to identify a specific style that is the best fit for your home. When looking into different styles, work to understand the pros and cons of each. Prioritize the features that you simply cannot live without and make certain that the final floor plan you choose either has these features in place or can be easily modified to include them.

When narrowing down your decision, look at the other home styles in the area of the lot you plan to build on. Consider if your dream home will be a welcome fit to the neighborhood. Most importantly, the floor plan you choose should feel like “home” to you. When looking at home floor plans online, focus on how you can make your home even more personalized. Think of your home floor plans as the blank canvas for which to paint your dream home and design style onto.

Choosing a home style suitable for your floor plan needs may be one of the biggest decisions you face, so do not hesitate to consult the professional advice of architects or designers. Not only can they help you determine the home floor plan that best fits your needs, but they may be able to modify an existing home floor plan to help turn your dream home into a reality.

No matter what design you make with your home floor plans, it is important that you purchase your plans from a professionally respected architect.
