The Linnea – Home Plan 1376
This Craftsman exterior has a hint of rustic influence with stone-and-shake cladding and a prominent shed dormer. A courtyard entry garage provides a personal door and extra storage. Columns keep the living areas open, defining the foyer, dining room, and great room. The kitchen features counter seating serving both the breakfast room and great room while the screened porch invites sunshine and warmth with three skylights. A mud room with coat closet and bench seat awaits at the garage entrance, followed by a walk-in pantry. The utility room has additional storage, a sink and a view to the rear. A study/bedroom with full bathroom, two secondary bedrooms, and spacious master suite and flexible bonus room complete the plan.

Conceptual Design #1376 is derived from our award-winning Satchwell Plan #967. Its Craftsman exterior has a hint of rustic influence with stone and shake cladding and a prominent shed dormer. The garage has been enlarged and extended to provide a courtyard entry, and a personnel door is added for convenience.
Columns keep the living areas open, defining the foyer, dining room, and great room. The kitchen features counter seating serving both the breakfast room and great room. The breakfast room and screen porch have been expanded from the original design, as have the secondary bedrooms behind the garage.
A mud room with coat closet and bench seat awaits at the garage entrance, followed by a walk-in pantry. The utility room has additional storage, a sink and a view to the rear.
A study/bedroom with full bathroom, and spacious master suite, and flexible bonus room complete the plan.
LOVE this plan! I’ve been looking for a plan exactly like this: 3BR 1 floor with a generous screened porch, kids’ rooms on one side, MBR on the other. Also love the bonus room (I envision creating “nook” beds in the slope of the roof for grandchildren someday). While this IS very similar to the Satchwell design, I would like to propose some modifications that would better suit the “sandwich” buyers – families with slightly older children who may need an in-law suite in the basement for parents/ or possibly children who move home after college for a bit/ house that can have a “rental suite”. It also gives it a distinctive difference from the Satchwell. Here are some suggestions:
1. I think stairs into the basement are in order. Looking at the plans as they are, those stairs could go in from the garage. This is not a bad idea as then the homeowners have a totally separate entrance into a basement space. Great for older kids,air bnb/renters or an in law suite..
2. Another person suggested this, but I also concur: more space in the Breakfast area, as many folks no longer want a formal DR. The formal space can be converted into a den, study or away room or office nook.
3. Can the kids’ bedrooms be configured into a “Jack and Jill” bathroom format? I like the layout where there is a sink with a WIC behind it, then a central area with the tub and toilet.
4. When I build my dream home, I want to try to have it be as energy efficient as possible. I love the skylights in the porch area and the sun tunnel in the kids’ bath. It would also be great to see a shed dormer in the back with windows letting light into the great room, maybe? Perhaps as an option? If the home faced south it would be passive solar heating.

In my opinion, there is great struggle here to keep square footage down and provide amenities for the aging who will not be able to go upstairs or downstairs. Therefore, I suggest elimination of the bonus room and vaulted entirely. And, please give consideration for three “spaces” not usually provided in small homes, that is, for a large linen closet, an upright freezer, and for vacuums of various kinds. I would, most, definitely, insert a four foot section between the laundry wall and bedrooms straight through to the garage in order to accommodate those “spaces” as well as the basement stairwell to be “platformed” 1/2 way. That would provide a cushion for any old people falling (at least it would be only half way down a flight of stairs.)

What is different between this design and the Satchwell other than the bedrooms being enlarged from 12×11 to 12×12 that adds 173 sf? I like the larger rooms on this design, but would also like a larger breakfast room, as I would convert the dining room to an office, and use the breakfast room as the dining room.
Hi Mary, Design 1376 is a larger version of The Satchwell with an additional 200 sq ft. As you noticed, the bedrooms are larger and you have the addition of a mud room. On the exterior, a center shed dormer has been added and the garage is a courtyard entry instead of a side entry.
Agreed! Same comment. No formal DR. A bigger breakfast room, dining room can be smaller/ an office.

This is a great design. However, I would swap the foyer and the dining room. This would make the mud room accessible from both the foyer and the garage. (I am imagining my kids coming in the front door and not bothering to walk their belongings into the mudroom if they have to walk those extra steps.)

I love this except for the garage. Is there a way to reverse plan with garage in the back? Extend the front porch all the way across front of house? That’s my dream. I big front porch amid a side entry garage in the back

When do you have this plan for sale with basement stair? I also like to move the garage door to the other side just like Satchwell design.

With any of our designs, we offer alternate foundations of a basement or slab. The alternate foundations are not created and engineered until an order is received for that foundation. I REALLY like this version! I had been looking at the Satchwell but didn’t like some of the design aspects. I could see using this with some slight size enlargements. Good job!

My husband and I love this plan. We are looking for a small home and the square footage stated for this house is exactly what we have in mind. We are retiring soon and own a piece of land that is ideal for this house. We especially like the courtyard garage. We will be building our house with a basement and would like to see this available as a basement plan. Also need a 3 car garage. I would move the pantry closet door into the bedroom hallway and add a storage closet in the utility room. Another change I would make is to move the front entry closet door so the closet can be accessed from the hall where you enter the study. This allows space along the foyer wall for a table or bench. I would like to see the study two feet larger and could be accomplished by making the bathroom by the study into a half bath. Since we will only need two full baths that could be easily done by moving the commode to the wall opposite the sink where the tub is now located. As we will be aging while living in this home I also have some ideas to make the master bedroom/bathroom more senior friendly.
We especially like the entry off the garage into the mudroom where there is room for a bench for this reason. Please let us know if this plan will be available with a basement.

This plan will be available with a full, unfinished basement foundation for an additional fee. Adding a 3rd garage bay (as well as any other changes that don’t make it into the final design) would be a custom modification, which you could have made by our in-house designers or by your local building/design professional.
