I like this plan, but agree with others that it is a little too large. We are looking to build a 3 bed 2.5 bath with a basement. I would like to have the laundry connect to the master through the bath/closet. The toilet and shower in the master needs to be on an outside wall with windows for natural light. It would also be nice to see some more architectural detail in the room shapes so that it doesn’t just feel like a lot of boxes within a large box. Overall a decent plan though.

Need to find out when this plan is available for purchase. Also would really like to reverse it. But this is our plan and we are planning to build Aug-Dec 2015.

      Hi Tracy,
We haven’t set a completion date yet for this plan. If you are certain this is the plan you want to build this year, you can order it in advance over the phone and we will put it into production! It would take approximately 12 weeks to complete the base plan, plus an additional 2-4 weeks to reverse it. Give us a call for pricing and an expected completion date: 1-800-388-7580

I especially like the dining room with space for a china cabinet or built ins. Also great rear entrance for space for phone charging station etc. pantry is large enough with this open floor plan – which is a must. My husband will love oversized garage for storage of tools and work shop. Obvious detail appreciated to spacious secondary bedrooms and closet space. With screened porch on side you allow ample light for living area which is often overlooked. Very well thought out plan!

Love everything about this layout. We just don’t need the 4th bedroom. Do you have a plan similar to this with just 3 bedrooms?

      Hi Sherry,

The three secondary bedrooms should offer plenty of space to create a second master suite with custom modifications! You can tell our designers more about what you want the new master suite to be like and they will put together an estimate for the changes. Here’s a link to more information on our in-house modifications, where you can submit a consultation form online: http://www.dongardner.com/modify.aspx

Forgot to add to previous post. Don’t need four bedrooms, would prefer three and one of them as guest room should be larger in size.

Love the plan, but need it to be smaller, like other response you received, 2,400 to 2,600 sq. feet would be great. I would change the study to a formal dining room; need it to be 14×14, so would need to delete the bathroom and find room for powder room elsewhere if possible. Would prefer a square master bedroom for needed space. Kitchen nook area is too large, but like the kitchen cooking area size. Good job!

Beautiful plan. Love the size of each bedroom and living area of the home as well as the garage.

Is the total sq. feet of this house listed (did I miss it)?

Would it be possible to add a stair case to a basement ‘under’ the stairs up to the bonus room? Possibly through what is the ‘e-space’ next to the utility room?

      Hi Ed,

Yes, the basement stairs will be set up just like that! This plan will have a full basement available as a standard option once it’s complete.

Love this plan! We are planning to build again (we are currently living in the Newcastle plan) in the very near future and are pretty selective in what we want in our next house, This is almost exactly what we are looking for. The laundry room location and size is ideal along with the side entry porch. Definitely like all the walk-in closets and the large walk-in pantry as well as the abundance of additional storage spaces. Not crazy about the triple gables on the garage front. Hope to see this one available soon!

Really love this plan and would love to downsize into it, but it is too big, so I would love to see a smaller version with 3 bedrooms and spaces trimmed a little to get it to approx. 2600 sf.

When looking into the kitchen from the dining space, I don’t like the refrigerator to be the item in focus. I would have a gas stove with hood and attractive backsplash. I would move the refrigerator where you have the oven and put the sink in the island.

This is beautiful! I was looking at the Peyton #1289 but wanted a bath and larger utility room with side porch when this popped up on pinterest. I like this one except I’d love to see only two bedroom suites with their own walk in closet and bath on the left instead of three bedrooms. Would only need two bedrooms on left with study being added. Please make a new drawing with only two bedroom kids/guest suites on the left! This home plan would then be perfect!

I too was looking into the Peyton but wanted a bit more square footage and a mud room with a decent size closet. This conceptual plan would be ideal if it had one less bedroom and a cathedral ceiling in the great room.
