This European inspired design is instantly appealing with cupula-topped gables, vertical board accents, and a stylish eyebrow arch over the front porch. The living spaces are completely open and a screened porch to the rear offers premium outdoor living with a fireplace and kitchen. The master suite is comfortable for two, with dual walk-in closets and a double sink vanity. Sun tunnels bring natural light to windowless rooms, including the mud room, pantry, and bedroom closet.

Conceptual Plan 1323 is a derivative of our Home Plan #1180 and our Conceptual Plan #1310. The Old World, European exterior remains the same, but inside, there are a few significant changes although they do not greatly affect the square footage. There is now one dining area that is in the back of the house for great views, but the space while separate, remains open to the large great room and kitchen areas. A mud room was added off the garage and the utility room has been enlarged with an exterior entrance. The study/bedroom now has its own bath. The master and other bedrooms have switched sides allowing the second and third bedrooms to have larger closets and share a larger bath with a separate sink area for each room. The master now features larger his and hers closets and its own porch with access to the screen porch with fireplace, summer kitchen and skylights for more natural light.

    The only thing I would change on the bottom floor is the placement of the kitchen sink, I like the kitchen sink to be in front of a window.

    For a bonus room upstairs I would like to see views onto the backyard. My lot has nice hills out the back, a little more room in the bonus room for a view libray/flex room/Office would be awesome!

    Great plans. We are building on lakefront property; a point with pano view. I like this plan because the dining room is not stuck on the street side of the house; we don’t want a formal dining room, but do want to use our table which seats eight, and in a area we will actually use and enjoy spending time. I also look for a solid wall in the dining area to hold a china cabinet. Bravo! The first suggestion that comes to mind involves the jack/jill bathroom between the two guest bedrooms. Putting them on the back of the house does not enable the guest rooms to have beautiful lake views as all of the other major rooms in the home. For us, the back of the house is prime real estate, and bathrooms are a bit of a waste of use. Maybe the guest bathroom can be worked in elsewhere on that side of the house. Separate closets are a must in the master bath – thanks- and separate vanities are preferred. My husband needs the study, and I need a door I can close to the clutter. But I also need an e-space/drop zone for all the mail and papers that clutter the kitchen counter and for which I am responsible. I don’t need much space for it, but I want to be able to close a door on it, too. What I would do with this plan is turn the bathroom off of the study into a half bath that opens to the hallway. Where the shower was in that same bath, I’d turn that into the study closet. Since the room has some depth, I’d turn the study closet into an e-space that opens to the hallway with bi-folds, making it deep enough to close it with a chair at a built-in desk. It’s on the way to the master, so it’s where I would drop my purse and the paperwork “stuff” I need to take care of. Instead of the desk e-space in the kitchen, I’d work in a nice pantry, maybe a corner closet. Thanks for the larger sized garages I see in your plans. By the way, we like the Peyton very much, too, and would make the same change with the study bathroom/closet/e-space. Thanks!

    I love your plans! This one is a nice beginning. However, to get MY perfect retirement house plan, take the master suite and public space of the Chesnee and the guest bedrooms and bath from the Hardesty. The Markham and other derivative plans take too much from the master space and kitchen, especially for those of us who like to entertain but are no longer raising children. I think every couple needs separate bathrooms, so the plans that have bedroom/office and bath adjacent serve an important purpose.
