This modest cottage is instantly charming with a stone-and-shake exterior and welcoming front porch. Multiple gables and dormers add dimension to this narrow design. The living spaces are cozy and create a continuous flow between the open great room, island kitchen and dining room. The spacious master suite is downstairs with the utility room while two additional bedrooms and a bonus room are upstairs.

Conceptual Design 1465 is an updated version of The Courtney house plan 706. The exterior reflects current styles with a mix of cedar shakes and stone. Asymmetrical dormers and arched garage doors create interest for this compact design. With a two-car, front entry garage and a narrow footprint under 50′ wide, this design will work well on smaller land lots.

The first floor includes a two-story great room with fireplace and built-in bookshelves. The chef inspired kitchen offers a cook-top island that overlooks the living spaces, a walk-in pantry, and an adjacent dining room. A spacious master suite invites relaxation with a thoughtful master bathroom and a walk-in closet illuminated with natural light. The utility room, powder room and multiple storage closets offer organization and convenience.

The second floor is open to the great room and foyer below. Two large bedrooms and a full bathroom are available along with a bonus room for future expansion or a home theater/game room.

    I think it’s my favorite! Really like the Don Gardner plans and hope to eventually build. Looking for land now and talking to builder so maybe I can get started soon! I might swap the stove with the sink and turn some of the counter space in the laundry into a closet, omitting that sink but I LOVE this plan! Like the reader above said, you could easily move the 1/2 bath to where the pantry is, making that space by the stairs a storage walk-in closet, using the closet in utility room as the pantry. Could you close in the open railing above the great room to reduce heating/cooling cost but still have a vaulted ceiling?

      Thank you for the feedback, Claudia! Yes, you should be able to close that upstairs railing and keep a vaulted ceiling in the great room. You’re builder can likely make that change for you since it’s not structural.

    This just might be the one!
    I have been trying to choose a houseplan for months and my husband has lost his patience with me! We have already purchased a 5 acre lot and are ready to sell our house but everything is at a standstill until I find the right plan. After pulling out the plan I had saved for years, (another Don Gardner plan) I realized it didn’t fit my taste or needs now! So, I went surfing the web, holy cow! There is just too many to choose from. I know I want a Don Gardner plan, I absolutely love him, never met him or even seen him but He is the best!!! As far as this plan goes, I was just wondering if it would be possible to move the stairs to the opposite side of the foyer and could you change the rear elevation to look like the Adrian? Thanks in advance for your time and can think wait to build a Don Gardner Home!
