House Design 1444 features a French Country exterior with a hip-roof and decorative finials topping multiple gables. A stone portico entry is adorned with an arched window and detailed trim-work, metal roof accents, and shutters add character to this charming facade. The foyer greets guests with an open staircase which would perfectly showcase an iron railing. Coat storage can be found just inside the front door, as well as extra storage under the staircase. French doors to the study are flanked by display shelves and an art niche is nearby. The study also enjoys french doors that open to a front patio. This design features a great room for entertaining guests, as well as a family room with a built-in media center and a wet bar. Each space enjoys a fireplace. The kitchen centers around an island with additional prep sink and a nearby pantry is perfect for storing dry goods. The dining room appreciates rear views with a bay window and the vaulted ceiling adds vertical space. A rear porch can take dining outdoors with a summer kitchen. The master bathroom has its own fireplace, as well as dual walk-in closets and a spacious master bathroom. The utility room offers plenty of counter space for folding laundry, a sink, and an additional storage closet. Storage and the bonus storage under the staircase are found within the three-car garage. Two bedrooms share a bathroom and ample linen and storage space on the second floor. A loft overlooks the great room and a second story niche is above the foyer. A laundry chute conveniently deposits laundry to the first floor utility room. This plan also comes with a future expansion already created for an additional bedroom and bathroom.

      Is the 1st floor really 3433 sq ft? It seems more like 2433? Please advise. Thanks

        Hi Frank! You are correct, the first floor square footage is 2433 and the total should be 3179 sq ft. We'll work on getting that fixed on the blog. Thanks!

      Love that you have another bedroom besides the master on the main floor - this is great for the aging parents who want to come over but can't really do stairs. However, the french doors to outside I would replace with windows, and it doesn't need to be 13x13. Take 3 vertical feet away, use that to elongate the bathroom so move the small shower down and make the sink a pedestal sink on the foyer side of the wall. This way you can make the space that was originally for the shower into more pantry space since that is so very tiny for this large house and now you have an alcove for a closet or deep built ins. Otherwise this is a lovely plan and the amount of natural lighting is great.

      Love this plan but there's no drop zone. I would love a pantry large enough to hold second fridge. Maybe change the current study into mud room with larger pantry and the family room to be a study or homework room

      This plan features everything I am looking for in my future home. I would make very minimal changes (change French doors to windows on the study, switch the bathroom and pantry locations). Other than that, it's perfect.

      I love finding a plan that has a family room and great room! I would eliminate the back stairs and use that space for a walk in pantry. The entry from the garage needs a foyer/space for coats, backpacks , shoes. Where else would all that go? The current pantry can become a walk in closet for the study/bedroom that also needs access to the bathroom. Many of us may need to have a first floor bedroom for aging parents. The laundry chute is brilliant and I love that the laundry is close to the Master bedroom. No lugging the dirty clothes across the house! I prefer the space above the great room be a bonus room. The current bonus room can be walk in storage. I would also make both second level bedrooms have their own bath and possibly add the bathroom next to the new bonus room (above great room). Garage also needs to be deeper for more storage. I love the exterior! I could definitely see myself living in this home with great one level living for empty nesters with space for our kids and their families to come home and be comfortable!

      Even though we built a new home just a few years ago, I still like to look at houseplans. This one hits a positive note on everything I'm looking for in a home now that we're retired and the (4) kids, their spouses, the grandkids live on both coasts. There's plenty of room for everyone to come home for the occasional weekend or holidays, but not too much space to make it unlivable when we're home alone. On a personal preference, I'd likely eliminate the front stairway, and close off much of the space above to create a game/play space.

            Hi Marjorie! We do not have a rear elevation for conceptual design 1444 yet, but we are working on creating rear elevations for designs that don't have them. We'll make an update to the blog when one is available!
