Conceptual home plan 1442 is an update to The Trotterville 984. The charming exterior remains, with a center gable accented with a sloping roof-line, a front facing dormer, and a column lined, wrap-around front porch. This floor plan has been modernized with a single dining space freeing up square footage for a first floor study/bedroom. The spacious great room, with built-ins and a fireplace enjoys rear views and french doors opening to a porch and patio. The kitchen centers around the cook-top island and with a door to access the side-porch, one could easily create a small potted garden of herbs and vegetables for fresh cooking. The master suite enjoys a tray ceiling and french doors opening to the rear porch. A double sink vanity, soaking tub, and walk-in shower are luxury features in the master bathroom and a spacious walk-in closet is divided for couples. The garage is positioned to the rear, for side-entry or rear-entry lots. Unloading groceries is made easy with a pantry located just inside the garage entry. The utility room enjoys a sink, counter and storage space, as well as access to the side porch.

      I would eliminate the shower in the first floor bathroom, no need for that right front room to be a bedroom when there are three bedrooms upstairs. A basement stairway could fit in that shower space. Five bedrooms in that floorplan seems excessive and I would prefer a basement.

      I really like this plan. I would switch the 2-story foyer to just be 1 story and finish the space on the second story to be a bonus area for the kids to chill. That way they can have their own space as they grow. Just an option since a lot of areas can't have basements.

      There are so many of your plans that love but wish more of your plans included the utility room/laundry room closer to the master bedroom. If you are older, as I am, you appreciate the nearness of laundry room in not traveling through a kitchen, dining, or great room to get your dirty/clean clothes back to where they belong. I feel they should always be located near the master bedroom, or at least in close proximity to same. Thank you and keep drawing beautiful homes!!! Also, would love to see more down-sized homes!

      I've always loved the original Trotterville plan, but wanted a larger version of it. Conceptual home plan 1442 looks promising! I plan to build a home in the next year or so.
