The Eleanor – Home Plan 1314

Desirable features are bountiful in this small footprint home plan. A cozy front porch opens to a foyer with an art niche and coat closet. The great room flows seamlessly into the dining room and they share a cathedral ceiling. An adjacent screened porch offers protection from the elements and an open porch features skylights for an abundance of natural light. Front Elevation - Home Plan #1314

Conceptual Plan 1314 is a derivative from another of our award winning designs – #1023. This design combines the formal dining room and breakfast eating area into an enlarged single dining area that is open to the great room and kitchen. The kitchen has been relocated from the center of the house to the front. The side entry garage has been enlarged and now has its own man door for outside access. An enlarged utility room that can also function as a mud room with its own side entrance is now included. A screen porch with skylights has been added and the master bedroom has been enlarged.

The Iverson #1023 – Bold columns and a barrel-vaulted entryway create a dramatic impression, while porches provide outdoor living space for relaxation. Custom-styled ceiling treatments include a tray in the dining room and cathedrals in the master bedroom and great room. The kitchen features a smart angled counter and a walk-in pantry. Note the bonus room.

    Very nice plan! You may want to consider 3-4 sets of double doors along the back great room dining space. I would prefer the cathedral ceiling alone across the space too. Would there be enough space for a double front door to have a sight line from the front to the back? The kitchen looks a little closed in maybe more of a u shape with island? I like the traditional rood line over the garage better in your first drawing. Overall very nice especially since it is under 1800 sq ft

    May I make a few suggestions?
    -Take out stairs, expand dining into that space…then move the fireplace (two sided) as a floating divider between living and dining.
    -Swap master bath and closet, then open a door between closet and laundry.
    Dream house!

    I forgot to ask on my other comment. Why is it that the bonus rooms do not typically have bathrooms? A half bath would be nice especially if the bonus room is set up as a game/entertainment room and people would not have to go downstairs to use the restroom.

    Will the final plan have an intersecting cathedral ceiling? I am looking for one that would extend through the porch, screen room for maximum light. Is there a basement plan in the works? Siding options, brick, stone?

      Hi Vernon, this is the final design for the ceilings. This cathedral ceiling runs in the opposite direction, so I am not sure if you can run the cathedral ceiling through the screened porch to the great room. Our designer would need to look at the roof line to determine if this modification is possible. A fully underground, open and unfinished basement can be added to any of our plans for an additional charge. Walkout basements can be designed as a modification. This plan is designed with siding and cedar shakes. You can choose to do a cultured stone or brick veneer if you prefer. If you would like to use real brick or stone, a modification can be made to support the additional weight.     I keep searching for a house like this one that also has a bathroom option attached to the bonus room. Is this an option on this one?
