3088 sq ft, 4 beds, 3.5 baths

This traditionally-styled, three-story design has a narrow footprint suitable for a wide range of land lots. The first floor is perfect for entertaining with a spacious island kitchen, an open dining room framed in columns and a generous great room with fireplace. A mud room provides a space to drop shoes, bags, and coats upon entry and an over-sized pantry and utility room offer desirable storage and organization. Additionally, a dedicated office is perfect for a home business or projects. All four bedrooms, including the master suite are located upstairs. Two bedrooms feature built-in desks and the loft offers built-in shelves for a book collection. A third-floor bonus room provides additional square footage for future expansion or a game/theater room.

We’ve rearranged the utility room to offer more counter space and moved the utility door to the garage. A mud room with bench and a coat closet is now available.

Home Design 1448 is a narrow design with a front-entry garage, making it ideal for narrow lots. Multiple gables contain a board-and-batten accent over cedar shakes. Dormers, arches, and a metal roof provide an abundance of character to this two-story home.

Inside, find a dedicated office for setting up a home business, social networking, finances, or homework. The great room features a fireplace framed with built-in shelves and opens to a lovely dining room topped with a coffered ceiling. The u-shape kitchen revolves around a center island with a prep sink and nearby pantry. A powder room is available for guests and the spacious utility room offers outdoor access. A sprawling screen porch spans the rear of this home and brings inside living to the outdoors.

All four bedrooms, including the master suite are located upstairs. This is the perfect set-up for families with small children and a laundry chute  conveniently drops laundry to the utility room below. The master bedroom is topped with decorative beams and enjoys a large walk-in closet and pampering master bathroom with a dual-sink vanity, walk-in shower, and soaking bathtub framed by a dormer window. Three additional bedrooms come with their own distinctive features; one has a dormer nook, another has a nook with built-in shelves, and the last has a built-in desk. Each has a walk-in closet and two full baths are shared along with two linen closets. The upstairs loft contains built-in shelves for a library collection or craft area.

    I really like this plan however, i would need to have these changes:
    1. a 3 car garage.
    2. 10′ main floor ceiling height
    3. basement plan

    Is this plan available for purchase yet?
