    I love this plan! It has everything in the square footage I am looking for. We are downsizing empty nesters who have a lot of family to visit. Also have potential for caring for an elderly family member. For that reason I would like to make the study a bedroom with a bath. How hard would that be? Or do I need to keep looking?
