Conceptual Home Design 1430 is a larger version of The Baskerville house plan #1312. The European exterior takes on a rustic appearance with timber wood details on the gables and  a shed dormer. Stone and shakes wrap this design and arches and columns are graceful additions.

A welcoming foyer offers a coat and storage closet. The u-shaped kitchen features a central island and a pantry is nearby. A coffered ceiling and fireplace create a cozy atmosphere in the great room which opens to a rear screened porch. The single dining space doubles for casual and more formal meals.

The master suite features private porch access. The master bathroom and walk-in closets have been switched, creating one large closet with more usable space. Three additional bedrooms and two full baths occupy the opposite side of the home along with the utility room and a powder room. A two-car garage with storage is positioned at the rear of this design.

I agree about the kitchen being too far from the garage. I’d like to see more master baths designed with a ‘wet room’ for the shower & bath. It definitely would make the shower feel more spacious.

    What I would modify:
Water closet not immed at entry of mba. Flip thatbwith the vanity maybe to provide more privacy.
Agree with master being on garage side vs remaining bedrooms. Prefer noise levels and less entry points directly to rooms that could easily be occupied by minors.
Bathroom up with bonus – at least half bath or 3/4 bath to allow guests and better work from home situation.
I probably would swap kitchen and dining bc of kitchen proximity to garage as priority for me, and I always prefer ample lighting into main living space on front of house. Dr at front should open that up some and allow a nice picture window for the gorgeous Christmas tree I’d want each year in the home.

Really like this plan. I agree with the above comment re: I would like to see the bedroom closest to the garage have a full bath accessible from the hall. For my family, this would allow the bonus space to be used as a guest space with fold-out sofa. Additionally, I would prefer the entrance to the house to be by the utility room (not a pass through, which would make the utility smaller I know). It’s a long walk from the garage entrance to the kitchen with groceries! I would try to get a small e-space/office in the space where the garage door is now if possible.

I like the floorplan with few exceptions. I would really like the two additional bedrooms to hav e private bathrooms. Would use other bedroom for study or office. Love lots of cabinets and large kitchen. Not sure if I like kitchen at front if the house.

I really like this floor plan. I agree with Mallory though. Love the tub is not on the front in the master bath. Glad the garage is on the back. I think the bathrooms are fine since there is a powder room for guest.

I would share the bathroom between the right two bedrooms and make the other bathroom off the front bedroom open to the hallway for a first floor full bath option.

I would like to see the master swapped with the other bedrooms so kids won’t be assess me to sneak out garage door. And also the master would be closer to the kitchen. Love that the garage is in the back!! Hard to find that these days!
