Conceptual Home Design 1428 is an update on The Ivy Creek house plan 921. The storybook exterior features a front facing garage that is ideal for narrower lots. The arched garage bays add character to the whimsical exterior. A decorative gable and dormer are charming additions and the front porch is highlighted with an arch and columns.

This home enjoys a spacious single dining area. The kitchen is multi-functional with a center cook-top island with bar seating for five during casual eating and gathering.  A pantry is within steps and the adjoining screened porch with fireplace takes dining and entertaining outdoors. Find an additional fireplace in the great room with french doors opening to a covered porch.

The master suite enjoys a private wing on the first floor with dual walk-in closets and a luxury bathroom. A spacious utility room and powder room are just inside the garage entry. An extra storage closet is located at the bottom of the stairs and an art niche displays collectibles.

Two additional bedrooms are found upstairs, and are separated for privacy. A full bath is shared and offers dual vanities. The balcony overlooks the two-story great room below and a book nook only enhances the storybook quality of this home. A decorative plant shelf can be seen from the vaulted foyer below. An over-sized bonus room provides additional square footage.

    This is one of my favorite plans. I would love to see the kitchen pushed back so the back wall is even with the great room. Then use the extra space to add a side entry to a large mudroom. I would personally build this with a 3 car side entry garage. This may also allow for creating a walk in pantry. Lastly, I’d love to see a built-in cabinet with pillars separating the kitchen and great room.

    Any updates to 1428 on changes per the various posts? Some comments that I would like to see – 1 – adding more space to the garage for a 3rd car (golf cart/work area) with same front entry, 2 – extending the screened porch to give some more room for the kitchen and a breakfast nook, 3 – adding a gable or shed dormer to the bonus room to add SF and add more natural light. Nice design!

    Searching for a plan for our lot; I really liked the Ivy Creek… the Oscar is even nicer. On your website your pic of the Ivy Creek has a side entry garage (our subdivision covenant requires side-entry). Here is my question: once the Oscar plan is ready to be published… would it be possible to build the Oscar w/ a 3 car side entry garage?

    What if you moved the garage to the left so you could center the dining room window and add a second side light to the front door?

      Hi Stacy! Since Design 1428 is still in progress and we do not have a scheduled completion date yet, your best option may be to request modifications to a similar plan in our portfolio. Design 1428 is based on The Ivy Creek 921 and has the same exterior! The photos shown on our website show the house with a side-entry garage, this was a modification that the homeowner made. You can submit a modification request form for plan 921 and in the description just let the designer know that you want the updates from Design 1428 and to move the master bedroom to the second floor.     I really like this update to current plan, including the addition of the screen porch.

    I would have preferred if there was an option to keep the breakfast nook instead of expanding the island, possibly by a slightly smaller screen porch. I’m a bit older so this is probably an age related preference.

    Also I would move the pantry to the corner of the cupboards nearest to the screen porch. With this change, the kitchen cupboards could be expanded over to the corner. I might also close off the corner between the dining room and kitchen to add more kitchen cabinets and give the kitchen a more complete feel.

    Great design for a small width lot!

    My wife and I agree, this is a beautiful home and floor plan. The changes that you have made are definite improvements over the Ivy Creek. Especially how the kitchen was enlarged by removing the breakfast eating area and the screen porch off of the kitchen including a fireplace. Very nice! We were interested in building the Topeka, but after seeing this conceptual plan…we are more than likely going with the updated Ivy Creek. Please make this concept part of your permanent portfolio. Thanks.

    What are the dimensions of the great room? The Ivy Creek plan is one we are considering but I was wishing the great room was larger.
