Conceptual Home Plan 1408 is an updated and enlarged version of The Kellswater house plan #1189. The charming exterior features a combination of stone, shakes, and vertical siding. Special details include a front porch, a dormer, and gables with curved accents.

The cathedral topped great room opens to a relaxing screened porch. The kitchen enjoys a nearby pantry and the single dining area is highlighted with columns and a tray ceiling. This open floor plan is great for keeping busy families connected and makes entertaining easy.

The master suite gains vertical space with a cathedral ceiling. Private porch access is perfect for enjoying morning coffee or letting pets outside. A spacious walk-in closet is suitable for two and the master bath boasts dual vanities, a standing shower, and a luxurious soaking bathtub. Three additional bedrooms are positioned around the utility room, making laundry drop-off and redistribution a breeze. Two additional baths and linen closets are available for children and guests. The garage is located at the rear of the home with two bays and extra storage.

    Nice design!
    – The curved accents on the front are throwing me off some. A more craftsman style would make this design “pop” as that is a huge trend right now.
    – The kitchen could really benefit from a true eat at island fully inside of the kitchen instead of a peninsula so you are not encroaching on the den area.
    – 2 bedrooms could be slightly larger, but just slightly.
    – This would be awesome with a country style like the “Robertson”

    I had a hard time getting over the big window into the master bath from the front porch…. That porch is where I would like to have a porch swing and just the thought of having to have the window closed all the time or have someone looking in… I couldn’t get past that to admire the rest of the plan.

    I have always loved the look of the Kellswater, so much so that I used SketchUp a few years ago to modify it because the rooms were to small for my liking. I like this expansion you all have done, except I would like to see an even bigger kitchen with a big island or double island with bar. I really like most of the layouts of Don Gardner plans, especially the larger mud/laundry rooms of his plans.

    Would be really helpful to have sq footage on the page with all the pictures of the new plans. I have to go in to each one to see if it is enough square feet for us. Very time consuming. Really like your plans and would love to find one that works for us. Need around 2800 – 3500 sq feet. Thanks for your time.

    Really like this updated plan of the Kellswater!

    What size is the study/bedroom?

    Is the Master Bedroom 14 x 15 or 14 x 16?

    Could the back wall of the dining room be squared off to be even with the screen porch?

    Could the storage to the right of the dining room be incorporated into the dining room space to make it wider?

    When will this plan be available?

    Love the garage on the back. Would like the dining room just a little larger. Also not a fan of master bathtubs on the front of the house especially on the porch. Would love to see the bathroom arranged a little differently with the closet entrance inside the bathroom. All this said you make amazing use of space.
