The Tanner  – Home Plan 1418

Conceptual design #1418 is an updated version of The Carrollton – Home Plan #1229. Multiple gables, an arched entry, and a dormer bring visual interest to this small house plan exterior. With a front facing garage, this home plan design works well with smaller lots.  A front porch completes this welcoming Country home design.

The foyer opens to a front facing kitchen with its window over the sink and adjacent pantry. This open floor plan offers a single dining space punctuated with columns and topped with a tray ceiling. The great room opens to a screened porch with outdoor fireplace and a rear deck is also available for outdoor gatherings.

Secondary bedrooms share a bath and the back bedroom offers entry to the screened porch. The master bedroom features a dramatic tray ceiling and a large walk-in closet offers plenty of space.

    We are hopeful that it is feasible to move the garage door to the left side of the existing structure as our HOA requires a side entry.

    I love all of your floor plans! I would REALLY like to see a plan with the master closet having access to the utility room, though!:)

    I love this plan. Would like to see double sinks in the hall bathroom. The pantry is a great idea for a small kitchen. The isolated little window on the roof of the house could go. It looks out of place. Have only two windows in the small bedrooms to give more wall space. They are pretty, but not needed.

    I like this plan. But I would love this plan1418 if you take this half of the plan from the kitchen, dining over to the 2 bedrooms and take the plan 1316 the half from master bed room, mud room and garage and put the 2 halves together. I think this would be a wonderful home. I want a bathroom with a toilet in a closet with a window and a large pantry in kitchen. I need a lot of closets for storage. I think these two plans would work beautiful together. Thank You for listening to my comments

    This plan is pretty much perfect! I would have liked to have seen a closet off the garage entry. Would there be room next to the dryer in the laundry room to accommodate hanging coats? Also, can you tell me how large the pantry and front closet are?

    The shed roof over the garage entrance is perfect. The screen porch is a dream come true. The coat closet at the entry is a little awkward facing into the living area, as well as the linen closet. Do appreciate their size tho. The utility/laundry room would benefit with a closet door under the stairs for storage or cleaning supplies. A half bath in that area would be good too. Over all a terrific plan. Love Gardner plans, always the best!

    This looks like a smaller version of #1316. Could this have a double door entry and cathedral ceiling in the great room? Also a 3 car garage? It has a very nice flow an a lot of amenities in a smaller plan. Very nice plan.

    To alleviate the cramped feeling of the master bath, could the toilet/water closet be pushed back to take up the storage space underneath the stairs? It looks like there could be enough height at that point, even if the ceiling has a slope.

    I agree with Trudy – the Master Bath looks cramped. Could the toilet be placed where the tub is and elongate the sinks/counters? The tub would be removed. I like the design overall.

    The master bath looks very cramped. The laundry room loses lots of needed space by have the garage entry there.
    Does the front bedroom have a window in the closet? Another waste of space, plus I don’t see it in the exterior rendering?
    I don’t like closets opening into the great room. Loses wall space & just awkward.
    Don’t like a window in the master closet either.
    The back bedroom entry & closet look awkward.

    I do like the kitchen layout & pantry, the screened in back porch, & the look of the front of the house.
