Conceptual design #1413 is based on one of our best-selling home plans, The Birchwood #1239. The Craftsman exterior, front and rear porches remain the same, but this new home plan adds a walkout basement and a fifth bedroom.

On the first floor you will find a spacious master suite with sitting room, a bedroom/study with full bath and walk-in closet, and a third bedroom that offers privacy away from the common areas and also features a walk-in closet and private bath. The kitchen revolves around the center island and the homeowner will enjoy a formal dining room as well as a more casual breakfast nook with built-in storage. The great room is topped with a decorative tray ceiling and also offers built-in shelves and a fireplace.  A rear screened porch allows view all around and can be enjoyed most seasons with an outdoor fireplace. The three-car garage has a side porch entry plenty of storage and just inside is a bench for removing shoes. A walk-in pantry and utility room with window complete the first level.

Two additional bedrooms and full baths are found on the basement level. The media/game room opens to a rear porch and a fireplace and bar are welcomed additions to this space. Unfinished square footage can be used for storing equipment or creating a workshop.

  1. Perhaps –This plan may be altered to be what I’ve searched for for years! Can garage be moved to back of house and 2 bedrooms put on front as in Conceptual 1437? That would eliminate need for basement in my case. House will sit on acreage, so I need to add width to house. Could garage run horizontally to do so? Another possibility would be an attached 2 car garage and a Porte Cochere on right hand side of house.

  2. I like this plan! But it’s too big for us. Like Roger, I think the main floor alone would be good for a retirement home. We don’t need two dining areas, so I would like to lop off the breakfast area and put the screened porch directly off the kitchen, probably opening up the wall between the dining room and kitchen, too. That would be just about perfect for us.

      1. This plan is very close to what I’ve been searching for many years! Can these modifications be made to it?
        We need no basement. We need a garage on the back of the house-side or back entry will work, but would prefer it run horizontally, in order to elongate the house, as it will sit on acreage. It could even be a 2 car garage with a porte Cochere added on far side of drive to give 3 car and lengthen footprint.
        When garage is moved to back, we need 2 bedrooms on front of house, as in Conceptual Plan 1437.
        If there is such a plan, I’ve not found it, but welcome suggestions!

  4. I like this plan! I think that I would switch the bathroom and closet in the secondary location and give access the bathroom from the hallway as well so that there was easy access right off the garage. I would not care to have the master sitting room or the dining room.

  5. I like this! Too no though. We want a home close to this on our sloping 3 acres. We wouldn’t want the Dino g or study rooms. Then move the tub to a good view off the back and closet in front of house.
