House Plan on the Drawing Board - Plan #1349
Conceptual Plan- 1349

Here's another conceptual plan! Please take a few minutes to give us your feedback!

Conceptual Design #1349 is the result of customer feedback received on Conceptual Design #1342, which was originally inspired by the Newcastle Plan #994. Now a hillside walkout design, the bedroom and bathroom have been relocated to the lower level, along with an added family room/theater. The second floor and bonus room have been eliminated, while unfinished space on the lower level provides storage and a place for HVAC. On the main floor, the kitchen features an angled peninsula with bar seating, and the single dining area has high windows, making room for a buffet cabinet. Sun tunnels bring light into interior spaces, and outdoor entertaining is easy with covered and screen porches in the rear.

Love your work. Please consider that the kitchen is too far from the garage. The heart of the home is too far for carrying groceries etc. The one dining area however is a great way to save space. Also a closet or mud room near the garage entry is a must for me. A pantry off the kitchen is another economical idea. Lots of storage without the cabinet and countertop cost.
Any plans with a 90 degree turn for the open staircase?
I haven’t found my perfect Craftsman influenced plan yet.
