  • Choose Wisely – Getting the Most Value From Your New Home
    If you are building a new home, either as a builder or homeowner, there are a remarkable number of choices and decisions to make. If you are a homeowner who plans to sell your home in the future, it can be daunting to make choices that are not only good for you now, but will be beneficial for future occupants as well. As a builder, offering a home with these smart choices will make a good impression on your buyer.

     
    Research your local market: this can help you decide where the most value is recovered for the dollars that are spent. Do the homes in your area feature large gourmet kitchens, but avoid decadent outdoor living spaces? Are three or more baths a must? Do screened porches populate plentiful backyards in your area? Respond to local needs and desires, and you'll have a better chance of meeting the needs of a future buyer by ensuring that you incorporate similar upgrades and features as other homes in your area. Thoughtful details and additions that enhance the durability, sustainability and value of the home are almost always attractive to home buyers, but be sure that the additions/choices you make are ones that will be comparable to those of other homes in your area. Overdoing it can cost you in the end.

    Do the homes being built in your area feature large, spa-like master bathrooms with high-end trim and fixtures? If this doesn't suit your taste, building your new home to accommodate these features in the future can make reselling your home easier and avoid costly remodeling or renovations prior to putting the home on the market.

    With the ease of searching the internet, you can find out more about the “most wanted” new home features in your area. You can also visit model homes and talk to industry experts to find out the dynamics of local new home building. Remodeling statistics can also be helpful, providing information on the types of renovations homeowners are making in order to keep up with the marketplace.
